A high-end apartment building in Kamsack containing 18 rental units has changed ownership recently.

Assiniboine Valley Estates, located at 45 Lawrence Road, in the southern portion of the town, along with an adjacent lot available for additional residential development, was purchased as of August 1 by a division of Ritchie Industries Inc., a company owned by local resident Robert Ritchie.

鈥淭he building was completed four years ago,鈥 said Ritchie from his Kamsack office located on First Street. 鈥淚 believe there is great value in the property as it is a well-constructed, high-end, quality building with, in my opinion, a lot of potential.

鈥淭here are 18 rental suites, three one-bedroom units and 15 two-bedroom units, and right now nine of the units are vacant. I am confident that I have the capacity to fill the place.鈥

The structure was built as an 鈥渁ctive adult apartment building,鈥 and began renting suites in 2014.

One of the first couples to move in was Beverly and Lawrence Scobie, who have a suite on the third level, facing the playground to the north.

鈥淲e were the first people to put our names on the list for a suite,鈥 said Beverly, 鈥渁lthough we were not the first tenants to move in. The building has never been full since we moved in, but it is a good place to live. We really like living here,鈥 she said.

Don Hollett, the property manager for the building who has served in that capacity for the last three years, will continue on under the new ownership arrangement.

鈥淎ll of the rental units are on the second, third and fourth floors and have private balconies, and there is a heated main level garage. The new rent structure will include all utilities and taxes, except for telephone and TV, but there will be a charge for the indoor heated parking that is available to building tenants. Outside guest parking is available.

鈥淩ight now there is an active group of seniors living in the suites, and there is a friendly, inviting atmosphere. We will be actively seeking tenants with the goal to fill every suite and will be offering incentives to move in. The only restrictions will be no pets and no families with children under the age of 12.

鈥淭he building also contains a fully-serviced, dedicated suite for guest rental on a 鈥榝irst-come, first-serve鈥 basis. As well, there is a sizeable common room with full kitchenette on the main floor, again on a 鈥榝irst-come, first-serve鈥 arrangement, and it can be used by tenants for larger gatherings like meetings, family holiday get-togethers and events,鈥 Ritchie said.
